Design Services

Phase 1 - Programming

As the Client, it is your role to define the design goals of your project. By completing the Project Program, you will provide the full information about the objectives, schedule, constraints and existing conditions of your project, and will establish a budget, with reasonable contingencies, that meet the project requirements.

Phase 2 - Design Documents

As the Architect, I will prepare Design Documents based on the Client's approved Project Program. The Architect's services will include preparing the following drawings: Architectural Site Plan, Floor Plan, Roof Plan and Exterior Elevations. The Architectural Site Plan will depict the building footprint, driveways, walkways, fences and gates. The Floor Plan will include floor area calculations, room tags and grid dimensions. Roof Plan and Exterior Elevations will include material and color descriptions.

Phase 3 - Local Agency Planning Approval

It is the Client's responsibility to apply, fund and seek approval from the local agency's planning authority to approve the project. The Architect will make revisions to the Design Documents as required by the local agency's planning authority. Please note, the Architect's services DO NOT include the following: topographic or boundary surveys; soils tests; geotechnical reports; landscape architecture; septic system engineering; arborist reports; traffic studies; tentative maps; final maps; zoning variances; planning commission hearings; grading plans; utility plans; civil engineering; site retaining wall engineering, swimming pool design; furniture planning; audio/visual/data systems planning; or interior design or decoration. These and other services may be provided by the Architect as a reimbursable expense IF REQUIRED by the client or by the local agency's planning authority.

Phase 4 - Construction Documents

Upon local agency planning approval, the Architect will prepare Construction Documents based on the approved Design Documents. The Architect's services will include Architectural, Structural, Mechanical, Plumbing and Electrical Drawings, and will include Structural and Energy Compliance Calculations (Title-24). Construction Documents will include all design information necessary to submit for the local agency's building plan review approval. Please note, any modification to the approved Design Documents directed by the Client will be considered additional services.

Phase 5 - Local Agency Building Approval

It is the Client's responsibility to apply, fund and seek approval from the local agency's building authority to build the project. The Architect will make revisions to the Construction Documents as required by the local agency's building authority. Please note, the Architect's services DO NOT include the following: truss engineering, fire sprinkler design, CSI specifications and construction cost estimates. These and other services may be provided by the Architect as a reimbursable expense IF REQUIRED by the client or local agency's building authority.

Phase 6 - Construction

Upon local agency building approval, the Client shall fund all project related costs required to build the project. These costs will include building permits, finance, insurance, utilities fees, special district fees and direct construction. It is the Client's responsibility to seek bids and proposals in order to identify these costs and to retain these services. During construction, the Architect will provide Construction Observation services IF REQUIRED by the client or the local agency's building authority for the purposes of reviewing completed work and to determine general compliance with the approved Construction Documents. Construction Observation services DO NOT include superintendence of construction processes, site conditions, materials, deliveries, operations, equipment, personnel, or the maintenance of a safe place to work, or any safety in, or on, or about the site. Additional Construction Observations services, such as the review of warranty items, may be provided by the Architect as an additional services, if requested by the client.

Based on my design experience, it is necessary to follow a strict, traditional process in order to fully explore my client's unique building requirements. With any project, there exists a complex array of priorities -- size, quality, cost. As the designer of your project, I play an important role assisting you in organizing your thoughts:

  • designing within the constraints of site and budget

The following defines the phases and scope of services taken to organize clear project conception, client design, local agency planning and building approval, and construction completion.
